Exclamation Setting Roots
Hey everyone!

I am pleased to announce that I am fortunate enough to be in the market for my first home. I am excited and terrified all at the same time. I officially started looking at places (in person) today. I am learning as I go. I welcome any advice from any other home owners out there...

In the mean time, I decided this would be a great opportunity to chronicle what I learn, and all my experiences through the process...

With that said, I have created my latest blog, I call it Setting Roots. So far there is only one post, but I hope you will all take a look, leave some comments, and keep reading as I update it. As I said, I welcome any advice, and if you leave it on the site Setting Roots, then it may help others as well.

A few of things come to mind. Forgive me if they are too obvious.

1. Have the house inspected by an independent inspector.

2. Make sure it has a termite bond.

3. Talk to neighbors at any house that you are seriously considering -- without a real estate agent around. They can tell you all kinds of things about the community that the realtor may either neglect to mention or just not know.

Some other thoughts:

1) Carefully review any home warranty that you are offered, and make sure you know what the warranty would cover (catastrophic failure) and not cover (wear and tear as a result of the previous owner's neglect that isn't caught on inspection).

2) Many counties have their tax rolls online so you can see not only what your house is appraised at (current and historical) but also other houses in the neighborhood.

3) Be wary of neighborhoods that have several houses with "For Rent" signs in the front - investor properties that are used as rental units often aren't maintained by the tenant or the owner as well as a primary residence home, which can affect property values.

4) Read everything before you sign! Even if it means you're sitting at the closing table with 3" of paperwork in front of you...

Those are good suggestions. In the vain of #3 I also intend to visit the neighborhood at various times (e.g.: on a weekend, in the evening, at night, during a rain storm, etceteras...)

I always read everything before I sign it, but I have to admit, the amount of paperwork I will have to sign for this home sort of terrifies me.

It is mostly talking about southern Florida, but I am well aware of the condition Florida is in, and actually that is one of the things that makes it such a good market for me as a buyer. I believe Florida will see another upswing and things will be fine. These things are cyclical.

I chose Florida, I pleaded to get here... now I am stuck here for at least 4 years, might as well make the most of it...
